1. Acceptance of Terms

By accessing or using the Land to Yield platform at landtoyield.com (the "Service"), operated by Land to Yield ("we," "us," or "our"), you agree to be bound by these Terms of Service. If you do not agree, do not use the Service.

2. Description of Service

Land to Yield is a web-based land use analysis tool that provides highest-and-best-use scoring, zoning analysis, legislation stacking, and financial feasibility modeling for parcels in Los Angeles County. The Service is intended for licensed real estate professionals, developers, and investors.

3. Subscriptions & Payment

Billing: Subscriptions are billed monthly through Stripe. By subscribing, you authorize recurring charges to your payment method at the applicable rate for your selected plan.

Plan Tiers: Broker ($149/mo), Developer ($299/mo), and Team ($799/mo). Per-report access is available at $59 per report. Prices are subject to change with 30 days' notice.

Founding Member Pricing: The first 50 subscribers receive 50% off their subscription rate permanently, as long as their subscription remains active without cancellation.

Cancellation: You may cancel your subscription at any time. Your access continues through the end of your current billing period. No refunds are issued for partial billing periods.

IMPORTANT: While we strive for 100% accuracy, the information provided by the Service — including zoning classifications, legislation applicability, and financial projections — is for informational and analytical purposes only. It does not constitute legal, financial, or professional advice.

Zoning data is sourced from public records maintained by the City and County of Los Angeles. Legislation references are based on published state and local statutes. Users are responsible for independently verifying all information before making investment or development decisions.

We are not liable for errors, omissions, or changes in underlying public data or legislation that may affect the accuracy of analysis results.

6. Intellectual Property

The Service, including its design, algorithms, scoring methodologies, and content, is the intellectual property of Land to Yield. You may use reports generated by the Service for your professional business purposes, including sharing with clients and investors. You may not claim the underlying methodology or tool as your own.

7. Team Accounts

Team plan subscribers may add up to 10 authorized users. The account holder is responsible for all activity under their team account. Each seat is for a single named individual and may not be shared.

8. Limitation of Liability

TO THE MAXIMUM EXTENT PERMITTED BY LAW, LAND TO YIELD SHALL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES ARISING FROM YOUR USE OF THE SERVICE. OUR TOTAL LIABILITY SHALL NOT EXCEED THE AMOUNT YOU PAID FOR THE SERVICE IN THE 12 MONTHS PRECEDING THE CLAIM.

9. Indemnification

You agree to indemnify and hold harmless Land to Yield from any claims, losses, or damages arising from your use of the Service, your violation of these Terms, or your violation of any third-party rights.

10. Modifications

We reserve the right to modify these Terms at any time. Material changes will be communicated via email or notice on the website at least 30 days before taking effect. Continued use after changes constitutes acceptance.

11. Termination

We may suspend or terminate your access if you violate these Terms. Upon termination, your right to use the Service ceases immediately. Sections 5, 6, 8, and 9 survive termination.

12. Governing Law

These Terms are governed by the laws of the State of California. Any disputes shall be resolved in the courts of Los Angeles County, California.
